Our Process

Design and Construction. One Integrated Process.

To keep things organized and very simple, we go through this five-step process during every project to ensure everything goes exactly how you want it to.

High-end residential renovation in progress

Five Phases. Zero Surprises.

Every Wave Builders project follows the same disciplined sequence — so you always know where you stand, what comes next, and who is responsible.

01 — Consultation

We will come out to your home or commercial land to understand your goals, timeline, and budget. We will discuss your options and write up a proposal if you would like.

02 — Design & Scope

We will create a proposal that goes over all the details that we’ve discussed, including materials, timeline, and the cost of the project.

03 — Pre-Construction Planning

We will handle everything including permits, subcontractors, and materials. We will also create a schedule before the work begins so you know what work will be done and when it will be done.

04 — Build

We will start building and working through our planned schedule. We will also provide regular updates to keep you in the loop.

05 — Final Walkthrough

We will walk through the final product together to ensure you’re happy with our work and to confirm we delivered everything we promised on the proposal.

Common Questions About Our Services

  • How long does the pre-construction phase take?

The pre-construction phase for any kind of project usually takes about 1-2 months to complete before we’re allowed to begin working.

  • Do you charge a travel fee for jobs that are further out?

Yes, if your job is further out from Yorkville, there may be a travel fee that we will let you know about ahead of time.

  • What if I change my mind on something during the middle of the project?

We do our best to work with you and create a change order. However, there may be a cost associated with the change, which we will let you know beforehand.

  • Will I receive any documentation at the end of the project?

At the end of your project, you will receive an invoice that shows the project has been paid for and has been completed.

What to Expect When You Work With Us

A renovation is a significant disruption to your life or business. We take that seriously — which is why our process is built around communication and predictability, not just construction quality.

  • One dedicated project lead manages your job from contract signing through final walkthrough — you always know who to call.
  • Weekly written updates summarize completed work, upcoming tasks, and any open items — delivered every Friday.
  • Change orders are documented in writing and signed before any additional work begins — no verbal agreements, no retroactive charges.
  • All subcontractors are pre-vetted, licensed, and under contract to Wave Builders — no unfamiliar crews showing up unannounced.

Most of our clients tell us the process was the biggest surprise — in the best way.
